This stage will be critical in positioning the project for presentation to the market and in establishing realistic revenue and profit expectations. It will include:

  • Establishment of overall market positioning, considering demographics of target market and local competition
  • Optimisation of retail mix in line with target offer
  • Securing expressions of interest and ideally outline terms with key anchor tenants
  • Sourcing new brands for entry to the region to add interest and variety
  • Establishing mall leasing plan defined by areas dedicated to particular sectors
  • Defining agreed rental targets on a unit by unit basis
  • Preparation of credible revenue projection
  • Preparation of Operating Budget
  • Outline P&L projection
